The Clapton CAAC has no objection to the proposal in principle though asks that the roof extensions falls properly below the ridge of the rood and not at the same height. We also advise that the quality of the accommodation is checked as the layout is particularly haphazard.

The Clapton CAAC objects to the creation of a roof terrace on grounds of the loss of privacy and effect on amenity to the neighbouring properties.
2016/2430 70-72 Cazenove Road, N16 6AA Variation of condition 2 (temporary period of use) attached to planning permission ref 2014/1754 dated 12/11/2014 for the use of 70-72 Cazenove Road as a school for 180 pupils (use in association with 66-68 Cazenove Road with both sites accommodating 270 pupils). The Clapton CAAC notes that the temporary permission was granted, in part, in order to establish what harm, if any, the operation of the school would have on the area. The previous consent is therefore of limited material significant now we have the benefit of knowing the effect.
In fact the transport arrangement are, as we surmised they would be, particularly problematic and have required significant re-planning to alleviate the relative chaos during drop-offs and collections. This has resulted in a compromise arrangement involving use of Stoke Newington common for drop-offs and collection. The continued suitability and safety of this arrangement for an extended period must be carefully considered in collaboration with the other schools, transport and safety officers and the local police, and taking into account the views of the local people who endure the chaos on a daily basis.

The Clapton CAAC has no objection to the proposal.
However we find the squaring off of the chamfered rear 'extension' a disappointment, especially for such little apparent gain. This is a charming characteristic that was established along Cazenove Road but we recognise has largely been lost in this block of houses. There is no roof plan but it is implied from the proposed rear elevation that the roof will be extended so that the eves meet the extended wall. This is far more satisfactory than the proposals opposite which employ a flat roof (see 2016/4628 & 2016/4629).

The Clapton CAAC considered this with 2015/4629 where we assume both applications are substantially identical.
We object to the side roof extensions of both proposals as they interrupt the established rhythm of the terrace and the pairs of semi-detached roofs, harming the streetscene and the character of the Conservation Area.
The proposed squaring off and extension of the chamfered rear extension (a charming feature that remains on this side of the road) harms the character of the building, and whilst the retention of the roof pattern might be said to retain an echo of it, in fact the eves rest awkwardly upon the proposed flat roof only serves to reinforce the discordant feature. The current proposals for No 52 (opposite, 2016/1582) propose a similar, though more modest squaring off, though deal with the roof line more appropriately.

The Clapton CAAC considered this last month however no proposed drawings were available (and they remain unavailable on the website. However we can assume what is proposed from the neighbouring application 2016/4628 where the joint elevations are shown.

The Clapton CAAC feels the proposal is an improvement on the dilapidated garages but that is all that can be said of it. It is a rather mean and undistinguished building in a street whose listed houses are one by one being well restored.
The proposal lacks the critical south facing elevation (the marked drawing is, in fact, east facing) which might explain the courtyard and boundary treatment which are omitted from the plans. The courtyard ought not be a car park or generally be open to the access path.
Given the listed context, samples of materials should be secured by condition.
