While CAAC has no objection to the size, placing and colour of the signage or the alterations proposed to the door and window in St John Church Road, we do object to the fact that the wording on the sign on Lower Clapton Road does not correspond with the School's Operational Plan. Under that plan, the front door is the entrance for KS2 pupils (i.e. Years 5 and 6). The sign redirects all pupils to the rear entrance on St John's Church Road - with the result that all 630 pupils enter through the one door. The Operational Plan was written as a consequence of the Inspector's Report following the 2016 Public Consultation and should be adhered to by the school. The wording on the Lower Clapton Road sign shows the school overriding the Inspector's determination and for this reason should not be permitted.

Clapton CAAC objects to this applicaton. The terrace is of uniform height and has largely retained a traditional style of front dormer. To raise the party wall and extend the roof slope to meet it adversely affects the uniformity of the terrace in particular concerning ridge lines.. In th Inpsector's determination on 165 Osbaldeston Road (2021/3117 ) it is stated: 'The guidance set out within the Supplementary Planning Document Residential Extensions and Alterations 2009 (SPD), [states] paragraph 3.69, that any proposed roof conversion should be designed the reflect the original roof type.

Clapton CAAC objects to this application. The Applicant refers to the lowest floor as ‘subterranean’ whereas it is very clearly visible and its upper half clearly above the line marked as ‘Garden Level’. It is not ‘subterranean’ and therefore is not truly a ‘basement floor’. Drawing OR.165.PR.203 clearly shows that the ‘ground floor’ extension is higher than the garden level. What it is is a four-metre platform on which to build a three-metre ground floor extension. The Inspector notes: 'The ground floor and basement extension would extend to a depth of 5m. Above ground level this would be akin to a single storey rear extension which the SPD for terraced/end of terraced houses, should not exceed 3m.’ While the ground floor extension is now given as 4 metres, this is still contrary to the SPD. We would repeat the Inspector’s determination that: ‘The combination of a large extension of this nature … would result in a combination of proposals which fail to be subordinate to the host dwelling and would make the original rear elevation unrecognisable in a visible location within the CA.

While Clapton CAAC welcomes the restoration of the bonnet on this house, we are concerned that artificial materials will be used for the windows rather than wood. The Planning Statement' refers to the frames having 'the appearance of white painted timber' - without stting what the material actually is. We would press for timber in line with SPD.
