The applicant appears to be unaware that this property is one of a group which have been locally listed. The De Beauvoir Design Guide states that 'Carolina' style doors in which a fan light is set into the door itself are entirely unsuitable for buildings in this area. It should be replaced with a six panelled Victorian door. Most of the other houses have their front windows arranged as 3 over 3 sashes. 134 has one remaining (W03 on the plans). We think the opportunity should be taken to reinstate the original window layout to the front facade of this property.

We object to this application. The timber clad rear extension at upper ground floor level is out of keeping with the existing building. Because of its size and bulk it will have a detrimental effect on the light levels and will be overbearing to the lower ground floor flat at 123. According to the Design and Access statement it has been designed to sit under the new mid landing window but this is not apparent from the drawings of the proposed rear facade. The replacement rear window details appear random with a missed opportunity to harmonise the design rather than simply match a non-original format at 119. We wonder whether a soot wash might be more effective in masking the brickwork on the rear facade than the proposed whitewash.

We do not object to the change of use from office to residential, however we have some concerns about the external design. The overall fenestration needs to be more in keeping with the period of the building. The windows at the front and back should be fully recessed wooden sashes with two panes over two. The mansard roof extension should be natural slate, rather than cement 'Eternite', with zinc seamed dormers. We should prefer to retain the current parapet level which would maintain the subtle step in height, linking to the adjacent properties to the north and preserving the streetscape.

The grounds on which we objected to the earlier submission 2021/1003 are also valid for this application. We strongly object to this new proposal. An additional two storeys will create a building that will dominate the street scene and be visible in the long views from Queensbridge and Middleton Roads. A grey standing seam roof is inappropriate for the style and period of the building or its buff brickwork. On the north elevation the fenestration of the proposed new floors is at odds with that of the floors below. The existing building balances the block on the opposite corner of Middleton Road and is subordinate to the locally listed Queensbridge Infants School to the south. Although the application site is not in a Conservation Area the proposal will adversely affect the setting of Queensbridge Road and Albion Square Conservation Areas both of which are in close proximity.
