2016/1094 at 16 Albion Drive E8 4ET.  Planning Officer Micheal Garvey.

Erection of single storey lower ground floor rear extension; replacement of front door; installation of rooflight to rear roof slope and external alterations.

We have no objection to the rear extension, new front door and garden shed.  However we do object to the roof light which we think is an inappropriate addition to the roofscape of a locally listed house, especially as the applicant states that the roof is only to be used for storage.

 

2016/1494 at site located on the corner of Bridport Place and Penn Street at the west end of Whitmore Primary Schools playground.  Planning Officer Stuart Hammond.

Erection of a single storey building 274 sqm GIA for temporary use as a marketing suite (B1a) in support of the One Parkside Development (Colville Estate) for the period up to December 2018 after which the use shall be D1 in perpetuity.

We have no objection to the proposed building as a marketing suite.  However we feel that not enough consideration has been given to the future long term use as a school building.  Will the school be left with a building that is not appropriate for their use and be unable to afford the necessary refit.  We would like to see plans for the educational use of the building because the current scheme with large windows facing on to the street may not be suitable for a classroom.

Reinstatement of door opening on western elevation at second floor level.

No evidence has been provided as to why the proposed doorway is needed.  The door would appear to be located part way up the wall and the plans show no means of accessing it externally. We therefore object to the application.

We have no objection to this application but careful consideration should be given to the quality of detail.  We ask the Planning Officer to condition the consent with regard to the brickwork and windows.

 

2016/1196 at 212-216 Kingsland Road E2 8AX.  Planning Officer Toyin Omodara.

Erection of a glazed conservatory at third floor level.

We have no objection to this application but think that the applicant should have waited for planning consent before starting work.  As of Saturday 4 June the structure was already erected on the right hand balcony and awaiting the panels.

 

2016/0880 at 396 Kingsland Road E8 4AA.  Planning Officer Micheal Garvey.

Erection of a single storey first floor rear extension and erection of front and rear dormer roof  extension to provide 4 flats (3x1 bed and 1x studio).

We object to this application which would provide substandard accommodation with insufficient headroom in places.  This is overdevelopment of the property.

 

2016/0296 at 414 Kingsland Road E8 4AA. Planning Officer Ronan O’Connor.

First floor rear extension, creation of a second floor extension and third floor extension to create additional 2 bed flat at second and third floor levels and 2 reconfigured existing studio units at first floor level.

We object to this application on the grounds of overdevelopment.  The proposed two storey extension will bring the roof line above the level of the adjacent buildings.  The scheme provides insufficient daylight and ventilation for the first floor studio.

 

2016/1551 at 53-55 Laburnham Street E2 8BD.  Planning Officer Toyin Omodara.

Increase in height of parapet wall at roof level by 3.2m and erection of a single storey structure (enclosed pavilion) at roof level.

We object to this application which is extremely confusing and misleading. There would seem to be no planning consent for the existing prototype house for which application 2015/3405 was refused. It is unclear from the plans whether they propose to recreate the first floor brickwork and glazing at second floor level in order to enclose a pavilion the purpose of which is not stated.

 

2016/1291 at 82A Mortimer Road N1 4LH.  Planning Officer Toyin Omodara.

Demolition of existing garage and erection of a part-1, part-2 storey plus lower ground floor building to provide a 1 x 2 bedroom self-contained dwelling.

We have no objection to the proposed scheme.  However we have concerns about the front façade which we feel would be better if it were simplified. The proportions would be improved with a single window aligned above the door and a roof light providing daylight for the staircase.

 

2016/1499 at 86 Mortimer Road N1 4LH.  Planning Officer Simon Robert.

Erection of a double storey side extension, following the demolition of the existing side garage and external alterations including removal of trees and hedges along the shared boundary. 

We object to this application.  This is a prominent corner site with strong sightlines and the elevational treatment does not fit comfortably with the existing terrace. The roof profile with both flat and pitched sections is not typical of De Beauvoir. This is a large extension compared to the footprint of the existing house and would be considered overdevelopment elsewhere in the Conservation Area.

 

2016/1511 at 66A Southgate Road N1 3JF.  Planning Officer Simon Robert.

Inclusion of new opening to rear of property, leading onto Orchard Mews, in order to provide a means of escape in the event of a fire.  Reconfiguration of front entrance to be in line with neighbouring dwellings. Provision for a new flue exiting from ground floor roof.

We have no objection to the reconfiguring of the front door and glazing.  The proposed fire escape door on to Orchard Mews should be positioned symmetrically between the buttresses.

 

2016/1606 at 51 Ufton Road N1 4HE.  Planning Officer Raymond Okot.

Demolition and rebuilding of wall boundary wall and insertion of new rear gate.

We have no objection and would prefer option 1 for a lower rear gate.  The corner pillar should be rendered on all faces as illustrated, it is currently not rendered on the Ufton Grove elevation.

Replacement of existing ground floor window and single door with sliding patio doors.

We have no objection but would note that the existing and proposed plans of the south elevation have the staircase wrongly handed.
