We have no particular objection to the work at the rear of the house. However we do object to the fact that the existing plans and rear elevation do not show the current ground floor extension which is evident from the photographs. The house also doesn’t appear to have any bathrooms and this raises some concern about the quality and accuracy of the drawings. The location plot indicates work on the front elevation - a new window, change to the door design, reduction in size of the lightwell and fitting of new railings – none of which is mentioned in the Design and Access statement or shown on the drawings.

We have no objection although we wonder whether the neighbours have been consulted about the proposal. The applicant writes in the Design and Access statement that the rebuilding of the wall will have no impact on the neighbours, when clearly it will. We note that there is no mention of the proposed style of brick bonding or whether they will use a lime or a cement mortar.

We object to this application. The proposed building is far too large for the site and adds to the cliff face being created along the canal. The mix of building heights with occasional breaks forms a key feature of the canal and this rhythm will be lost if each new development increases in scale to this extent. The elevational treatment of ribbed metal and fibre cement cladding is very uninspiring. This development would be detrimental to the canal scape.

We have no objection in principle, however the new window detail looks incongruous. There should be brick soldiers rather than a cement lintel and the glazing split should be 50/50.

2021/0186 Basement, 558 Kingsland Road, E8 4AH Internal alterations; replacement shopfront and installation of three additional condenser units on roof Listed Building Consent (Gerard Livett)
We are concerned that the additional A/C condensers will be visible in the long views from both Tottenham and Kingsland Roads. Also that the noise will disturb the residents in the surrounding flats, the neighbouring property to the north already has six units on the roof. We would have expected to see a Heritage Statement in an application for Listed Building Consent.

We have no objection in principle but some concerns on the detail. The glazing profile looks wrong and the drawings show a horn detail for the upper sashes which is not correct. While the mock Georgian door matches the existing, an original period design would be more appropriate.

We have no objection. However we would point out that, while the proposed extension is following the precedent of its neighbour at number 6, the depth of the existing extension already exceeds the guidelines. If the proposed garden building (2021/0437) is taken into consideration this seems to be overdeveloping the plot.

We object to this application, the scale of the proposed outbuilding will dominate the surrounding properties and gardens. The apex roof sits too high and the roof lights will affect properties in Orchard Mews. The ground level at this end of the garden is high, adding to the impact. The calculations of the garden area do not take into consideration the proposal to extend the house. The addition of a 0.75m trellis to the existing 2m high boundary wall seems excessive. there are no details of the waste water discharge from the proposed shower.

We are pleased to see that the applicant proposes to restore the moulding on the main building. We have no objection in principle to the side extension, however we do object to the form of the two windows on the front elevation and to what appears to be a brick panel above the new raised ground floor window. We are also unsure about the brick element of the extension. The flank wall has had a large section rebuilt historically, so this may look odd and we wonder whether a totally rendered elevation would look more harmonious, particularly when seen from the long view, with fewer finishes. If brick we should like to see better detail of bonding and lintel given the curved element.
2021/0284 Flat C, 566 Kingsland Road, E8 4AH Replacement of UPVC windows with timber framed windows Full Planning Permission (Danny Huber)
We have no objection in principle but, given that this is a listed building, the drawings do not supply enough detail. The central window appears to be smaller than the two on either side, yet only one style of replacement window is shown. The type of wood is not mentioned and the glazing bars appear wrong for the Georgian period. Furthermore Georgian sash windows would not have had horns so these should not be included.
