No objection. A suggestion re: regularising the fenestration: Window 28 on the rear elevation has only two panes of glass as opposed to the four seen in all the others. This should be changed to match them. The balusters of the proposed balustrade should be closer (see 25-31 Englefield Rd) to match the spacing of the railings.

Good idea to mirror the railings and gate style at No.35, but this proposal doesn't do that. The brick strip wall should be lower to match the height of that at No.35, and therefore the railings longer. The style of railings should be the same as those at No.35, as proposed. The balusters of the proposed balustrade should be set closer to match the spacing of the garden railings. It may be of interest to look at the balustrades at Nos 25-31 Englefield Rd.

No objection: a distinct improvement and good to see that an opportunity is being taken to upgrade this shop front carefully.

We would prefer Option A for the shopfront, which is clean and simple. No objection to the proposed neon sign. We would prefer to see the flat attached pilasters on either side of the shop front incorporated into the design by painting both in the same colour, preferably the same dark grey. This would bring them back into use as architectural and spatial markers. (We understand that this may require discussion with the minimarket next door). No objection to the proposed flue.

We would prefer to see the side of the extension with the three roof lights lined up with the existing extension of the house to the east, in order to avoid overshadowing i.e it should be slightly less deep. Otherwise no objection.
