The Design & Access Statement and the proposed elevations and sections are very diagrammatic and do not show the real visual aspect and design of the proposed structures nor do they show the proposed structures in the context with photomontage or perspective views from the streets. There is not enough information to be able to judge the impact on the conservation area.The scheme will diminish local residents amenity with yet another huge addition to the night time economy. There is no indication of (so-call ancillary) seating capacity but this kind of arrangement effectively doubles the capacity of the venue.The noise assessment acknowledges that the alleyway is already a magnet for night time economy users even after the bars close - up until 5am. Adding this venue will amplify such behaviour and encourage large gatherings of customers and non-customers in various states of intoxication, in an area that is blighted by ASB related to over-concentration of this type of activity.
