The Stoke Newington CAAC have no objection to the proposals but the location of the store needs to be more tightly defined and as far away from the parapet as possible - possibly with its door at the short end to facilitate this.

The Stoke Newington CAAC objects to the proposals. The overall design detail is naff, unambitious and a weird kind of pastiche that also falls short in detail. The reduction in commercial floorspace is unjustified when two or three smaller commercial units would overcome the thinly argued marketing problems of the current footprint. The ground floor is entirely unsuitable for residential use, which in practice means the basement is too. The bin stores are poor and introduce further clutter to the junction of Lawrence Buildings and Brooke Road. No defendable thought has been put into bike storage - rather the designs merely show places where a bike could be put, all of which are impractical and inadequate. The plans are awfully laid out. The scheme is plainly not buildable as it raises multiple fire safety and ventilation issues. The provision of private amenity is tokenistic and a mess, with inadequate provision, in particular for the larger 3b units. The quality of daylight amenity is poor in all but one flat. Unit 1's dual aspect is squandered by its low ceiling and awful plan around the staircase for the unit above.
