Although we a dismayed by the prevarication, we have no objection to the proposals provided the Council proceeds with alacrity.

Broadly, we have no objection to the proposals. However detailed drawings of (a possibly revised) front door should be secured by condition as its proportions as shown on the elevation suggest it is badly proportioned and inappropriate. Additionally the "retained vegetable stands" should be removed from all proposed drawings (they exist on plan but not elevation) to avoid them becoming a formal part of the consent.
2018/4483 54 Lordship Park N16 5UA Non-material amendment to planning permission 2015/1574 dated 04/08/2015. Effect of amendment would be to raise the rear ground floor parapet of the south elevation by 600mm, introduce a skylight/AOV to circulation stair at roof level and a skylight to rear offshoot extension at first floor roof level. We object to this non-material amendment. The consented addition is already unsympathetic and large (as noted by the officer in the report for the consented scheme and to which CUDS apparently objected) and this 600mm extra height tips it well into the realms of overdevelopment and a monolith that is no longer subservient. Furthermore the drawings appear to minimise the effect of the additional increase in height and we doubt their accuracy. We are not convinced that the consented scheme is unbuildable. Rather the applicant appears to hanker for the convenience of level floors front-to-back which is uncharacteristic of a home of this period and location; and to avoid underpinning. If it is the case that the development is unbuildable then this considerable amendment cannot be a non-material amendment.

We have no objection to the proposals provided more details on how paint is to be removed (to avoid removing the face of the bricks) is secured by condition.

In this particularly congested footpath location, dense with heritage assets, internal illumination is generally not appropriate as it is a particular distraction. As a minimum there should be strict limits on levels of luminance.

The proposed location at the kerb edge is a considerable inconvenience, hindrance and hazard which detracts from the Conservation Area. If it were sited at the set-back location of the removed kiosks it may well be acceptable.

Internally illuminated signs are broadly to be resisted (as per the Shopfront Design Guide) and certainly at this mammoth, eye-catching scale which only served to highlight the egregiously oversized fascia (which we would object to if this were a shopfront application) to the detriment of the Conservation Area

We have no objection to the shopfront design. However it is not clear how the lettering is illuminated. We object to self-illuminated or internally illuminated lettering which would be contrary to the Shopfront Design Guide. Modest halo lighting around opaque lettering would be acceptable,
