We have no objection to the proposed single storey rear extension. The plans are rather confusing and we wondered why there was a window shown for the neighbouring house on the proposed rear elevation which was not showing on the existing elevation. It would have been helpful to have seen some photographs of the property.

We have no objection to the application for a home office. However we do have concerns about the use of this space as a guest room.

2017/4318 76 Southgate Road N1 3JD Replacement of existing ground floor rear extension and erection of a two storey side extension on the lower and upper floor ground levels (Raymond Okot 020 8356 8080)

We have no objection to the side and rear extensions. However we do object to the extensive hard landscaping in the rear garden. The garden was reduced by half in 2015 when the previous owners gained consent to build a new dwelling and will be further reduced by the enlarged extension at the rear. The proposal to pave over more than half of the remainder is not acceptable.

 

2017/4236 103 Tottenham Road N1 4EA Erection of first floor rear extension. (Josh Lawlor 020 8356 1668)

We might have had no objection to this application if we hadn't known about 2017/4296. Both applications are shown with the proposed compared to the existing but there has been no effort to show the result of the combined proposals. We think that the applicant should submit drawings to show what the ground floor side extension and the first floor rear extension would look like together.

 

2017/4296 103 Tottenham Road N1 4EA Prior Approval for a Larger Homes Extension for the erection of single storey ground floor rear extension measuring up to 5.4m deep, 2.5m to eaves level and 3.1m maximum height. (Josh Lawlor 020 8356 1668)

We have no objection in principle to the layout but we would prefer to see a similar elevation treatment to the existing. However please see our comments on application 2017/4236. Note this application was refused on the day of our meeting so our comments were not submitted to the Planning Office.

 

2017/4073 122 Tottenham Road N1 4DY Prior approval for change of use of ground floor A1 (Retail) to C3 (Residential) and associated replacement of shopfront with new window and door (Micheal Garvey 020 8356 8053)

We object to this application and in particular the proposed changes to the front elevation. The Article 4 direction in De Beauvoir is concerned with preserving the features that make the Conservation Area special. The existing front elevation is fine for the shopfront but if this property becomes residential the projecting portion should be removed to align the elevation with the adjacent flat fronted residential buildings. We have concerns that, at 30m2, the proposed studio flat will be substandard accommodation. The applicant hasn't demonstrated that the retail aspect is not viable. The shop has only been closed since August and residents have been inquiring on the Next Door site when it will reopen again.

 

2017/4298 2 Whiston Road E2 8BW Conversion of vacant office space at ground and first floor at the northwest corner of the building into 2x3-bed flats for social rent. (Liz Sullivan 020 8356 1667)

We have no objection to this application and would like to see the replacement windows match those on the rest of the buildings, but preferably not uPVC.
