SN-CAAC feel this proposal would result in overdevelopment that would affect the setting of a conservation area. It would be better if the eaves were clearly visible and separate from the dormer area.

SN-CAAC object to this proposal- specifically to the front light well. This is a fine terrace in a lovely street facing Clissold Park. Light wells are not present on any of the neighbouring houses. This would affect the appearance of the house in a conservation area. Although not a CA issue we thought the proposed excavation much deeper than is needed and there are also fire escape problems and likely to be serious drainage problems.

We are concerned about the detail design of the proposed ramp into Abney Park Cemetery from Church Street.1 The design and spacing of the new railings to the ramp look perfunctory and utilitarian and they do not strike up any relationship with the historic railings behind. We think the ramp handrail should have closer spaced baluster rods in keeping with the historic railings and as illustrated in the photo on drawing 611-325 intended to illustrate lead caulking but which also shows the preferred baluster spacing.2 The surface of the ramp forms a flush coping to the ramp edge wall which will make the bottom of the ramp very hard to detail well at the point where the wall, ramp and pavement come together. There would be a far greater chance of this being done well if the ramp edge wall were higher than the ramp surface, again more like the existing railings base. An upstand of say 150mm to the ramp edge would allow a separation between all the elements giving neater and more achievable result. The coping should also not be flush as shown but designed with a projecting drip of at least 35mm to help prevent staining to the wall below.3 The termination of the handrails doesn't look very user friendly. Even a small curve would invite the hand more than the sharp angle shown.

SN-CAAC feel that the roof extension may be overdevelopment/overbearing even in this "smaller" version but it is a matter for the Planning Officer and neighbours to sort out.
