2021/3020 8c, Barkway Court, 60 Queens Drive, N4 2XE Erection of single-storey extension at ground floor level to provide enclosed canopy to retail unit Full Planning Permission (Gerard Livett)

We have some reservations about this application. The shop at present is poorly managed and an eyesore in the street and further low quality add-ons to the facade of the shop may make this worse. The low quality of the planning drawings dosen't give us any confidence on this point. One problem is that the refuse bins need a permanent housing but none is shown in these proposals. Also the type of security grills should not be solid, heavy weight types as these will be quickly graffitied. In addition the steel elements should be Polyester Powder Coated, not painted (as the paint is invariably put on galvanised steel without the correct primer and starts rusting within a year which would make the whole ensemble look even worse). In order to support this application therefore we suggest the Planning Officer seeks further information on refuse bin enclosures, security shutter type and appearance and insistence on PPC finish to the steel elements and shutters. (The owner also parks his car outside the shop in a pedestrian area which should be prevented. We also suggest that a temporary planning permission is considered so the outcome can be judged in use before being granted full permission.

SN-CAAC has no objection. We found the lack of a cross section and a plan of the new roof made it difficult to assess the application.

SN-CAAC has no objection. We would voice a very small concern that the rear access might, under different owners in the future, allow operation of a business from the studio,
