Stoke Newington CAAC July 2019

Planning Applications for Stoke Newington CAAC meeting for 8 July 2019

2019/2137 131 Dynevor Road N16 0DA Basement excavation, including front lightwell, and planter box along front boundary. (Jeni Cowan 020 8356 1371)

We have no objection to the proposals.

2019/2197 Building F 110 Stoke Newington Church Street N16 0JX Change of use from an art gallery (use class D1) to a nursery (use class D1); erection of second floor extension and partial first floor roof extension, including outdoor play provision at this level with fencing along perimeter of roof), alterations to the fenestration and internal reconfiguration; A/C units within acoustic enclosure to rear; bin storage to front. (Jeni Cowan 020 8356 1371)

Fundamentally we believe this application takes the wrong architectural approach. The proposal contributes nothing positive to Church St and relegates the former sea scouts building to bland mediocrity. This is a missed opportunity to either create a new build development to improve the streetscape or to sensitively enhance the existing building.

2019/1975 and 2019/1960 241-243 Stoke Newington Church Street N16 9HP Re-configuration of basement and ground floor to create 4no. self-contained residential units (Use Class C3). External reconfiguration works including the creation of light wells to the front and rear; opening up existing windows to the front, side and rear; reopening and reconfiguration of the existing front external staircase; demolition of the boundary wall to the east of the site; and the creation of an external refuse and cycle store (in association with FULL app 2019/1960) (Jeni Cowan 020 8356 1371)

We have no objection to the proposals, however further details of the windows and railings should be reserved by condition.

2019/2194 147 Stoke Newington High Street N16 0NY Proposed change of use from vacant retail (Class A1)/Restaurant (Class A3) to a restaurant (Class A3) or Bar (Class A4) to create a dual use permission (Class V, Part 3 of Schedule 2 of the General Permitted Development (England) Order (2015) refers) (Kim Aukett 020 8356 4740)

We have no objection to the proposals.

2019/1969 Kings Crescent Estate Queens Drive N4 2SY All works associated with site clearance and construction of six buildings ranging in height from 6 to 11 storeys comprising 219 mixed tenure new homes (Class C3); 200sq.m GIA of commercial space (Class A1 / A3) within block DZ6S; 278sq.m GIA of mixed commercial space (A1/A3/B1) within block DZ6N; 198sq.m GIA of community space in block DZ5N (Class D1); 500sq.m of commercial floorspace within the lower ground floor of Weston Court (Class B1). Landscaping works comprising the creation of a new public square, residential courtyards, new pedestrian and cycle connections, new tree planting and all associated infrastructure. (Toyin Omodara 0208 356 8095)

Our main concern is the Green Lanes elevation on Weston Court - the design success of the fine grid of balconies is not clearly demonstrate. The devil in the detail and execution is critical. We suggest details are fully secured to prevent further "value engineering" reducing the quality and than an on-site facade sample is conditioned to be approved later.
